Why aren’t mortgage rates going down despite the Fed rate cut?

We would like to refinance our current mortgage and I was hopeful that the result of the Fed rate cut would be a drop in the mortgage rates. However, it seems like mortgage rates only dropped by about 1/4 % point (I was hoping to go down to about 5% on a 30 year fixed rate with no points with an excellent credit score). What determines whether mortgage rates fall and how much?

How can we lower our mortgage rate?

Hi,
I’m wondering what are the options to lowering our mortgage rate. We currently have about a 300,000 dollar loan for our house. However, we have them on two different loans; they’re at 10% and 7% interest. I was wondering what steps we can take to lower these rates. With the economy recessing, it’s becoming harder and harder to pay these bills. I have heard in the news that we can have our mortgage rates lowered up to 5%? Please, if there’s anything we can do, please inform us. Thanks for your help.

The Fed has announced they may cut interest rates in the middle of March. I am currently working on getting a mortgage for a property I will close in mid-April. Should I wait to lock the rate until after the Fed announces the cut?

Would it be best to go through banks, credit unions or other lenders that mortgage brokers might suggest? What are competible and reasonable mortgage rates? Is 6.25% legit for an first offer or should I definitely keep looking?
