US Home Mortgage Trends

Gerald Greene asked:

The US home mortgage trend and the fluctuation of home mortgage rates are important benchmarks of the overall economy. While there are other other economic factors interest rates are largely tied to the decisions made by the Federal Reserve Bank. Interest rates are adjusted by the Fed according to financial matters in the US such as GDP growth, export and import numbers, and the inflation rate.

Mortgage rates are used to help control the economy. If the movement of the economy is considered to be too fast, higher rates are imposed so that individuals and corporations would be less willing to apply for loans. Conversely if the economy seems to be rather slow or stagnant, rates are lowered so that people would be more enticed to engage in additional business transactions. Thus home mortgage trends will generally move up or down as the economy contracts or expands.

Trend in Home Mortgage Rates:

It is interesting to observe that mortgage rates have been lower than 8.5% since the year 1996, with the lowest rates of about 5.5% seen in the middle of 2005. While individuals might see an extremely different mortgage rate at a particular time due to other factors that affect rates (their salaries or credit histories), the lower trend has generally been observed to be generally consistent throughout the US economy.

The fall of interest rates from higher levels prior to 1996 allowed more people to buy their homes, purchase lands, or trade up to larger houses. Perhaps this reflects an effort to speed up the economy from that time until now. However this year, mortgage rates are rising probably because of some unwise lending decisions made during a time of too easy money and rates held at extremely low levels by the Federal Reserve Bank for too long of a time period. A vicious correction is now underway with mortgage markets highly unsettled.

Current Home Mortgage Rates:

Mortgage rates in the year 2008 are generally higher than that of the previous year with rates of about 6.5 percent for 30-year fixed rate mortgages (FRM). The difference between interest rates this year and last year are not really significantly high as it would entail only a few hundred dollars increase in yearly payments. This probably would not stop many people from getting mortgages, however if the rise continues, you would expect that more people would become hesitant to apply for home loans.

The problem with the current trend in home mortgage rates is not so much an increase in rates but an unwillingness of leaders to lend, even to people with good credit histories. The trauma and losses to lenders caused by the ongoing sub prime mortgage debacle starting in 2007 has left many lenders with weak balance sheets and they are operating in a panic mode. A record level of foreclosures in 2008 is causing a sharp contraction in home mortgage lending activity.

With probably a few hundred billions of mortgage and derivative instrument write downs still to take place by mortgage lenders the trend for new home mortgage lending will probably remain down for some time to come. However, that is not all bad news for those looking for a new home. People who have cash to work with and a good relationship with their bank can probably find super deals on homes by working directly with stressed out lenders who have an excessive inventory of foreclosed homes on their books.

In fact, if you have significant cash on deposit with a bank or financial institution you may not even have to use it for your home purchase. Even with the home mortgage trend down lenders that have non performing loans on their books will be eager to work with those who have capital on deposit and may make deals that will require very little if any of the cash rich home buyers cash to be used as an extra inducement to get foreclosed homes off their books.

Jay Moncliff asked:

ng for your first home mortgage at first might seem like an easy process simply because people buy and sell homes every day. However, buying a home is not like buying a new bike, and applying for a home mortgage can be a long and drawn out process requiring a lot of patience and fortitude. However, if you know what to expect up front the home mortgage process will be much easier and a lot less stressful. The following home mortgage tips will help you figure out how to best go about the home mortgage loan process for your situation.

Home Mortgage tip #1 Interest Rates Before applying for your first home mortgage loan you will want to shop around and see what average home mortgage loan rates are. Shopping for home mortgage rates online is a timesaver and frequently have lower rates as well. Your home mortgage rate will affect how much money you have to pay back over the term of the loan, so the lower the better.

Home Mortgage Tip #2 Fixed or Variable Interest Rate When it comes to your home mortgage loan there are more options than just a loan you pay back over a set amount of years. You can choose different home mortgage interest rates that work best for your current and future situations. So, before you apply for a home mortgage loan do some research on variable and fixed interest rates to find what will work best for you.

Home Mortgage Tip #3 Down Payment When applying for a home mortgage loan for the first time you might not be aware of the general down payment you will be required to make. Many times a home mortgage loan requires between 10 and 20% of the price of the home, but if you have good credit sometimes you can make a lower down payment and still get a good deal on your home mortgage. This depends on the home mortgage lender, so shop around.

Home Mortgage Rates Without The Confusion

Koz Huseyin asked:

Every field has different terminologies for certain concepts and principles, and the home mortgage industry is no different. Looking at home mortgage rates can easily confuse the beginner to home buying. But, it doesn’t have to stop you from getting the best deal. As you read every word of this article, you will cut through the confusion.

Most people when hearing about mortgages, home mortgage rates, and the different terminology, frequently get confused. The truth is there is no need to get confused on the matter.

With research, it is possible to uncover the truth about the mortgage lenders packages on offer. This is important, as we can often neglect to see the important parts of the mortgage. And considering that the home mortgage you take out likely will last more than a decade.

The biggest point to realize about home mortgage rates is the actual rate. The home mortgage rate is essential because it is generally a small number. We are talking about only 3 digits. When you apply this to your home mortgage loan, you can see how hundreds of thousands of dollars any difference will be a big difference!

Ultimately you want to get the lowest rate. However, the lowest rate does not mean that you will get the best mortgage. The truth is that lenders have hidden terms and conditions, extra fees, and these if you don’t know about could make the best mortgage to be the worst. This is why the research factor becomes so important.

A mortgage is more complicated than a loan, even a home loan. You are liable for more things. And all the paperwork for a mortgage is usually on file at the local courthouse. Be sure you know what you are getting a home mortgage or a home loan. Often they will carry different rates.

Something to keep in mind is that home mortgage rates change, and they change very often. Home mortgage lenders do give you the option to ‘lock in’ a certain interest rate while you are getting approved for a mortgage, which can take weeks. The rates might not be so good then.

Another point you will find with home mortgages is that of a choice between fixed rate mortgage packages and adjustable rate mortgage packages or ARM for short. Your choice will come down to your own expectations of what will happen with interest rates, and also your own needs.

A fixed rate mortgage will be a set home mortgage rate, which stays the same, throughout the term of the mortgage. The alternative ARM, and it has advantages and disadvantages. Often the payments for the first year or so are small, and then explode according to the current home mortgage rates and the stock market.

Which is it? Can I deduct the mortgage interest against my sub contractor income?

New Home Mortgage – a Guide You Should Follow

Loans No Comments »
home mortgage
Alan Lim asked:

The first step in understanding a new home mortgage is in understanding that there are actually many different types of mortgages available. The two most common types of mortgages are fixed rate mortgages and adjustable rate mortgages. A fixed rate mortgage offers the advantage of the same interest rate over the entire length of the loan. So, if you obtain a 5.5% interest rate on your mortgage when you purchase your home, you can be assured that your interest rate will remain 5.5% until you sell your home, pay off the mortgage or refinance your home loan. This can be especially advantageous for home buyers who are committed to a budget and do not want any surprises.

An adjustable rate new home mortgage can offer a lower interest rate at the time you purchase your home. If you do not think you will be in the home longer than a few years, this can be quite attractive. The key to keep in mind with an adjustable rate mortgage is that the interest rate could rise at some point in time; however. In most cases, an adjustable rate mortgage will contain cap limitation, both the amount that the rate can rise as well as how often it can rise during a specified period of time.

You will also need to consider the term of your new home mortgage. At one time, the most common terms for a home loan were 15 years and 30 years. Today; however, lenders have recognized that the needs of homeowners have evolved and as a result, there are many more options including 10 years, 20 years and even 40 years. When choosing a term for your loan, remember that a shorter term mortgage will allow you to pay off your mortgage sooner and save money in interest overall; however, your monthly mortgage payments will be higher. A longer term mortgage will provide the benefit of lower monthly mortgage payments; however, it will take longer to pay off your mortgage and you will pay more interest over the duration of your mortgage.

Beside the type of new home mortgage and term, your mortgage payment will also be dependent on your ability to qualify for the best interest rate. Lenders must take into consideration the amount of risk they may be incurring when they approve a home mortgage application. If you have a low credit score, they may feel you are a higher risk. As a result, you may not be able to qualify for a low interest rate. If your credit score is good, then you will be considered a lower risk and consequently, you can qualifier for a better interest rate. This means your monthly mortgage payment will be lower.

Finally, the amount of debt that you are carrying could impact the interest rate you are able to qualify for. As a general rule of thumb, most lenders prefer for an applicant’s total housing costs not to exceed 30% of their pre-tax monthly income and total debt not to exceed 36% of their total pre-tax monthly income. There are exceptions in some cases; however, so be sure to speak with your new home mortgage lender about your situation.
